Future Residents
We are a first come, first served property. Apartments are leased as they become available. Virtual Tours always available on our website.
During touring season, we offer property tours Monday – Friday from 10am – 5pm. Appointments are recommended, but not required. In unit tours are no longer available. We do offer virtual tours under the floor plans page on our website.
We will have a few of every floor plan. It changes every year, but on average 70% of our residents renew their lease, which leaves about 35 -45 apartments available.
Most leases begins in September and end in August. Renewal offers are sent out in December with a February deadline. We can sometimes accommodate summer move-ins.
We are one of the most flexible complexes in town and we’ll work hard to find something that works for you. Just let us know what you need and we’ll see what we can do.
Yes, every year there are a few residents that would like to move out early. The sooner you tell us, the more likely we can help you
Amenities include: Pool, Spa, Study lounge, business center, dog park, fitness center. See all of The Tree Amenities here.
We do not have laundry in the units. We have three 24hr. laundry rooms on the property that work with the WEB access card so you do not have to carry quarters.
Rent includes parking and free wifi. Residents are responsible for rent, PG&E (billed directly based on usage), water, sewer and trash at $25 pp, and if they choose cable and private internet.
Yes, we are pet friendly. We allow cats and dogs, less than 45lbs when full grown, with some breed restrictions. We do not allow farm animals, including rabbits.
Yes, a $500 additional security deposit is required for up to 2 Cats or Dogs. A 3rd pet requires an additional $250 security deposit. No more than 3 pets are permitted, and only 2 can be dogs. Any unregistered pet without appropriate deposit on file is considered a visiting pet and requires a
NON-refundable $40/mo. pet rent.
Becoming a Resident
Thank you for choosing The Trees! The process is simple:
- The first and most important step is choosing a floor plan
- Once you have selected the floor plan you want, we will need the corresponding security deposit in a cashier’s check or money order. NO personal checks, or cash, will be accepted.
- When you bring in the security deposit, you will select your apartment # and schedule a time and day within the next week, when everyone is available, to sign the lease.
- After paying the deposit and before lease signing, all residents must fill out an application online.
- Check the expiration date on your current lease.
- Sign your new lease.
Most leases begin Sept 1st. The day you actually move-in is completely up to you, but you are responsible for rent starting on the 1st
The sooner we know, the better we can accommodate you. The key is communication. If you tell us now, we will find a solution that works for you.
Many of our residents leave for the summer and sublease their apartments. ALL subleases must be approved by the office. There are also a few subleases that come up throughout the year due to special circumstances.

Office hours are 8:30am – 5pm, Monday – Saturday.
You can pay rent online, in person, or drop it off in the drop slot next to the office door
Rent is due on the 1st and late after the 3rd there is a $75 late fee.
You can reach management or maintenance 24/7 by cell phone in case of emergency. The numbers are posted next to the office under the rent drop slot. Don’t hesitate to call.
We fix or replace everything from light bulbs to the air conditioners and everything in between!
You can submit a maintenance request online through the Resident Services tab on our website.
If your request hasn’t been completed within 3 business days, please contact the leasing office to let us know.
Do not try to make repairs yourself, just let us know as soon as possible and we will take care of it.
Any painting must be preapproved, just bring us a sample before you buy the paint, and remember you are responsible for the original color when you move out.
Make yourself comfortable, we want you to stay a long time. Just remember, any holes larger than a pencil need preapproval.
No, the grill is free to use during pool hours, unless someone has reserved it. Just call the office to check availability. You can reserve up to a 4hr. block of time.
We welcome visitors, but you must accompany them.
No, we provide the propane. If you need assistance with the grill just let us know!
The Fitness Center, Study Lounge, and laundry rooms are open 24/7. The pool area closes at 10pm for the consideration of the residents around it.
The Trees a NON-SMOKING Community. Please send visitors off the property to smoke and report any smoking violations to the office.
